AI Literacy & Fluency Foundations
The Fluency Challenge
The Challenge You’re Facing Right Now
Your team is using AI—but not strategically.
AI adoption across multifamily is accelerating—but most organizations are scaling tools before they’ve built decision clarity.
Many teams default to a single AI platform for every task, not because it’s the best option, but because it’s familiar. The result is a fragmented AI environment where leaders can’t clearly explain why a tool is being used, where it adds value, or what risks it introduces.
Without an framework for AI selection and governance, organizations experience:
Inconsistent outputs across properties and departments. Different models may require different prompting techniques.
Rising software spend without measurable productivity gains
Operational risk driven by misuse, overuse, or misalignment of AI tools
Teams are optimizing prompts instead of optimizing systems.
AI becomes tactical—when it should be strategic.
This program changes that.
This workshop equips leaders to:
Evaluate AI platforms by functional capability, not brand recognition
Establish a clear, defensible framework for AI tool selection across the organization
Align AI usage with role-based responsibility (leasing, marketing, operations, leadership)
Reduce duplication, waste, and risk while improving output consistency
Move AI from experimentation into governed, repeatable execution
- Model-specific prompting techniques for each current model
- Extended thinking and effort parameters (new in 2025 models)
- Multi-agent orchestration strategies
- Computer use capabilities
- Token context windows
- Task-to-model matching
The Outcome
You will leave with a structured AI foundation that supports confident decision-making at scale.
Instead of asking “Which AI should we use?”, your organization will know:
Which tools belong where
Which workflows are safe to automate
Which require human oversight
And which AI investments are ready to scale versus pause
This workshop gives executives the clarity needed to lead AI adoption responsibly—without slowing innovation or exposing the organization to unnecessary risk.
Build AI Fluency. Develop Real Skills. Create Working Tools. Lead the Future.
Workshop Leader: Tami Siewruk
Date: Tuesday, January 27th

Before & After Assessment
Most AI training teaches you what buttons to push. This workshop builds something more valuable—judgment. You’ll leave not just knowing how to use platforms, but understanding:
- AI’s limits (not just capabilities)
- How to apply it responsibly (not just efficiently)
- How to protect residents, brands, and companies (not just produce output)
- When NOT to use it (the most important skill)
This is the foundation of the AURA (Apartment Use of Responsible AI) framework—the same competency standard guiding enterprise operators and their legal teams.
The AURA Certification Mindset
You Don’t Know What You Don’t Know—Until You Do.
Most multifamily leaders operate with blind spots they can’t even see. That’s not a weakness—it’s the reality of leading in an industry transforming at lightning speed. AI, automation, and the evolving AI journey are creating knowledge gaps faster than traditional learning can fill them.
This assessment isn’t just a quiz—it’s your baseline for growth.
Here’s How It Works:
BEFORE THE EVENT: Take this 10-minute assessment to benchmark your current knowledge and capabilities. Your results reveal:
- Where you understand AI capabilities but not its limits
- Whether you’re optimizing for efficiency without considering responsibility
- Gaps in how you protect residents, your brand, and your company from AI risk
- How often you know when NOT to use AI—the skill that separates professionals from experimenters
- Hidden opportunities in your platform selection strategy
AFTER THE EVENT: Retake the same assessment and watch your scores transform. You’ll see concrete proof of:
The Power of Seeing Your Growth
The real transformation isn’t just using more AI tools—it’s using them with judgment. You’ll move from “Can AI do this?” to “Should AI do this here?”
Download your assessment now. Track your journey from uncertainty to mastery. Because in multifamily’s next chapter, what you don’t know today becomes your competitive disadvantage tomorrow.

What Qualifies Someone to Lead Executive-Level AI Workshops?
Five things most AI speakers cannot do.
01
Operate AI in Real Business Environments
Not demos. Not theory. Real systems with live data, compliance constraints, multi-team workflows, and revenue impact. We've built, tested, broken, and fixed AI inside operating organizations—not slide decks.
02
Translate AI Into Executive Decisions
Executives don't need prompts. They need answers: Can I approve this? What breaks if I scale it? What's the liability? Who owns it? We convert technical capability into approval-ready decisions.
03
Design Governance Before Deployment
Most AI programs fail because governance is added after damage occurs. We've implemented AI usage policies, data-handling rules, brand voice controls, human-in-the-loop workflows, and vendor accountability frameworks—before automation scaled.
04
See the Full Resident Journey—Not Isolated Tools
AI doesn't fail at leasing or marketing. It fails at handoffs. We've mapped and rebuilt end-to-end renter journeys, understanding how AI affects search, lead response, screening, leasing, renewals, and reputation.
05
Be Accountable for Outcomes, Not Inspiration
We stay until you win. Our success is measured by your deployable tools—not your applause.
What Does Not Qualify Someone
- Prompt engineers without operating accountability
- AI vendors teaching their own tools
- Consultants without compliance exposure
- Speakers without post-event responsibility
Multifamily NEXT fills the gap they leave behind.
Led by operators. Built for executives. Accountable to outcomes.
Technology Foundation
Tami Siewruk brings rare dual expertise: genuine technology credentials from computing's foundational era combined with decades of comprehensive multifamily real estate operations, development, and ownership experience.
In 1993, Tami was part of the team launching Intel's groundbreaking first Pentium microprocessor at CeBIT in Hanover, Germany—then the world's largest computer expo. As one of the original owners of Quarterdeck and the Landmark Speed Test software—a pioneering PC benchmark tool that set industry standards—she helped shape early personal computing. This technological foundation informs her current work translating AI's potential into practical multifamily applications.
Real Estate Expertise: From Frontline to Ownership
Beginning her multifamily career in 1976, Tami advanced from leasing to property management and portfolio leadership before serving as CMO for a large development company (2015-2018). As President of Siewruk Development Corporation, she developed 497 units across multiple markets, including a 192-unit community in Austin, Texas, and 305 units in Dallas in partnership with The Huizinga Group, plus rental projects in the Bahamas. She continues consulting on purpose-built rentals throughout North America and the Caribbean. She is also a shareholder in a midsize apartment management company
This developer/owner experience means she evaluates technology with her own capital at risk, focused on ROI and operational improvement rather than innovation for its own sake.
Publishing and Education
In 1985, Tami founded MultifamilyPRO, creating an internationally distributed magazine reaching subscribers across the U.S. and Canada. She authored seven industry books, including co-authoring the NAHB's "How to Excel in Leasing Apartments" and the Certified Leasing Professional Course. Her articles have appeared in The Journal of Property Management, Units Magazine, and Urban Land Magazine.
She invented the Multifamily Housing Brainstorming Sessions, one of the industry's largest national conferences.
Digital Marketing Pioneer
Recognizing the internet's potential in its earliest days, Tami became one of multifamily's first digital marketing experts. She's consulted across all 50 states and Canada, specializing in SEO, Generative Engine Optimization (GEO), and digital advertising.
"Adopting Generative Engine Optimization strategies isn't optional to stay competitive—it's essential."

Who Should Attend
Everyone who touches a keyboard in multifamily.
Just like Microsoft Office isn’t built for one role—it’s built because executives, managers, coordinators, and assistants all need to create, communicate, and solve problems—Multifamily NEXT is built for every level of your organization.
Whether you’re managing 30 appointments at one property or orchestrating 300,000 resident interactions across a portfolio, you’re solving the same problems: speed, consistency, accuracy, and scale. You’re spending time on repetitive tasks that pull you away from the work that actually matters. You’re trying to respond quickly but can’t be everywhere at once. You’re managing brand voice across teams. You’re dealing with compliance. You’re racing against competitors who are already building AI into their operations.
The tools are the same. The impact scales with your organization.
A leasing agent at a small property learns the same template-building, chatbot-creation methodology as a regional director managing 50 properties. The difference? The regional director multiplies that knowledge across their entire team and portfolio—suddenly those 50 properties are running on consistent, AI-powered systems that free up dozens of hours weekly across the organization.
A portfolio owner sees how template standardization drives NOI across markets. An asset manager discovers how AI frees their team to focus on strategy instead of data gathering. A marketing coordinator builds their first chatbot and suddenly they’re not drowning in repetitive qualification tasks. A community manager uses AI to handle routine inquiries so they can focus on the relationships that matter.
You’re not attending because of your title. You’re attending because you have a competitive advantage to claim—regardless of where you sit in the organization.
Limited to 300 participants to ensure hands-on learning and meaningful connections with peers solving the same problems at every level.
What to Bring:
Required:
- Laptop with browser
- Current challenges you want to solve
- Real scenarios from your work daily schedule
Recommended:
- Sample digital documents that are downloaded and ready to use (leases, reports, marketing materials)
- List of repetitive tasks taking most time
- Questions about specific AI platforms
- Team pain points to address
Most Important:
- Open mind ready to explore new solutions
- Commitment to stay until you succeed
- Readiness to implement immediately
The Bottom Line
In one intensive day, you’ll master the AI platforms that matter, optimize your costs, and build the confidence to make strategic AI decisions that transform your properties.
This is your competitive edge. This is your AI mastery day.
